Atlanta Residential Property Group Manages Hundreds Of Residential Listings With Paperless Pipeline
When Atlanta Residential Property Group (ARPG) began managing hundreds of properties, they needed a way to keep their paper trail organized.
Discover how Paperless Pipeline helped this brokerage reduce its administrative burden.
About ARPG
ARPG is a small boutique brokerage based in Atlanta, Georgia.
They deal with real estate sales and residential listings and their client base comprises hedge fund investors and consumers.
The brokerage is owned and operated by a husband and wife team, Greg and Vee Rayford, and it has seven agents.
Before Paperless Pipeline
Greg launched the business in 2011 to focus on resales and new construction deals.
In 2013 Vee joined the company and they expanded into residential property management.
For each property, Vee needed to track and store important documents like lease agreements.
They started renting out hundreds of properties and so the paperwork and administration quickly became difficult to manage.
Greg had used Paperless Pipeline at a previous brokerage. He knew it would allow them to seamlessly manage such a huge number of properties and take away a lot of the administrative burden.
The Paperless Pipeline Solution
Vee talked us through some of her favorite Paperless Pipeline features.
Checklists
Before using our checklists, agents would call Vee asking what documents they needed to upload for each transaction.
Now that the company uses our checklists function, agents can see what’s missing for themselves.
They also get reminders, so that nothing is missed or delayed. Messages can be sent through the system which helps keep track of communication.
Vee says that this saves her time answering questions and following up paperwork. If she needs to access documents, she just pulls up the transaction file and everything is there in one place.
“We’re renting around 400 properties per month. As the broker, I need to deal with the paper trail. Paperless Pipeline helps us to keep that intact.”

Commission Module
Vee loves how Paperless Pipeline’s Commission Module makes calculating the company’s taxes easy.
Before she started using it, she used a paper-based system. She would often be unable to find important documents when it came to filing the company’s tax returns.
With Paperless Pipeline, Vee simply creates a printout and sends it to her accountant during tax season.
“I used to use a notebook to track payments. At the end of the year I’d end up adding things up five or six hundred times—it was the only way I knew, I just printed everything! But not anymore!”

No contract, pay monthly
Paperless Pipeline doesn’t believe in locking customers into stringent contracts.
That’s why we charge monthly and our customers are free to cancel whenever they want.
This was useful for ARPG. For a short period last year, the company was processing fewer transactions.
Its contract to rent residential properties for a hedge fund had expired. At the same time, the COVID-19 pandemic struck.
The two factors combined meant that the company had fewer transactions and they decided they didn’t need Paperless Pipeline for a while.
This was no problem. Vee and Greg simply canceled their membership.
Four months later, things started to get busy. They began working with a new hedge fund and needed Paperless Pipeline again.
They were able to pick up where they left off. All of the data that they had when they canceled was still there waiting for them.
“I think it’s wonderful software. We didn’t have it for a while, but when we got it back it was really easy to just jump back in.”
